Private Garden Patio


This side patio is a dedicated private patio for the exclusive use of residents of 67 Mizpah, protected from the elements and from outside view.  It is currently decorated with Tropical garden plants.

Front Patio Bench Seating Area for Sunny afternoons


The west facing front of the building enjoys pleasant sunny afternoons, and the front patio -- including a wide bench that seats three persons-- at the top of the entrance stairs is a pleasant space for reading and relaxing outdoors, greeting guests as they arrive, and otherwise making the transition to and from home.

One off street attached garage parking space is available for rent, for a separate monthly fee.  


Mizpah Street is a Quiet All-Residential Street


67 Mizpah is a quiet place to live on an all-residential street.

Mizpah street is a quiet street that is mainly used by residents of the street.  It is on slope nearby Glen Canyon Park, Chenery Street, and within walking distance of Glen Park Village and the Glen Park BART station.

While Mizpah is a quiet and peaceful street to come home to, it is close enough to many streets -- including Bosworth, O'Shaughnessy, and Diamond Streets -- to be able provide easy car and MUNI bus access to the rest of San Francisco and the Bay Area.

A Garden "Oasis" Home in the middle of The CIty of San Francisco


This is an 'oasis' home in the middle of the City of San Francisco, a quiet street and neighborhood to come home to after a long day work or an exciting day traveling around the Bay Area.

The street is one block away from the newly renovated Glen Canyon Park recreation center.  On weekends, you can walk either side of the Glen Canyon, or hike the hillsides with recently improved trails and steps for outdoor enjoyment.  The trail on one side of the Canyon is a wide, flat 'fire road' for a relaxing escape, either on foot or by bicycle. The trail on the other side follows one of the last two free-running creeks, with riparian watershed in San Francisco.  You can experience the outdoors and the secrets of Glen Canyon Park within a few minutes of this home.

The living unit has three sides with garden plants and landscaping to contribute to the 'oasis' of the home.  

(1) The living unit has access to a back yard of 'mediterranean' garden climate by agreement with the owner of the other TIC unit in the building. 

 (2)  The shared front patio has a sitting area where you can enjoy the sunny afternoons next to the California drought tolerant plants.  

(3)  The private interior garden patio is in the process of renovation and will feature a 'tropical garden' patio setting for private enjoyment.

The Glen Park neighborhood is a transportation 'hub' located between downtown San Francisco and the SFO airport


The Glen Park neighborhood is located halfway between San Francisco International Airport (SFO) and downtown San Francisco.

The Glen Park Village is a transportation "hub" for the southern part of San Francisco.  

-- The Glen Park neighborhood has close and easy access to the two major freeways that run through San Francisco and the Peninsula (San Mateo county to Silicon Valley).  The 280 freeway runs directly past Glen Park village, and connects to the 101 freeway.  The Glen Park neighborhood has several good routes to go to downtown San Francisco by car, as well as south to employment centers to the south.

-- Glen Park also has a BART (Bay Area Rapid Transit) station and J-Church MUNI Metro station.

Riding the Bay Area Rapid Transit (BART) train system, travel time is 22 minutes from the Glen Park station to the SF International Airport Station.  Travel time on BART from the Glen Park station to the Embarcadero Station in downtown San Francisco is 11 minutes.

Bonus Room for Office or Full Living Room


In the back of the unit, there is a 'bonus room' for an office or full living room.  This room does not meet City of San Francisco requirements as a second bedroom, and so instead is used for additional living space as part of a one-bedroom unit.  The bonus room also has a 'back door' that leads to the private garden/patio area as well as the full shared garden at the back of the building lot.  The back door is also an second way to exit the unit.  

The photo below shows the newly installed hardwood floors from 2013, and also the location of a possible stackable washer/dryer that was used in the unit previously.  At this time, there is no washer or dryer installed in the unit, but a tenant who wishes to provide their own stackable washer/dryer may choose to use it and connect it to the washer and dryer hookups that have been used previously.  The W/D hookups include a vent to move hot air from a dryer unit to outside the building.







Full Kitchen -- Partially Renovated



The kitchen is a full kitchen and dining area for cooking, eating, entertaining, and relaxing at home.

The kitchen was partially renovated in 2013.  New hardwood floors were installed, and brand new high quality appliances -- gas range/stove and double-door refrigerator -- were also installed.  The kitchen also has new modern windows.  There is no dishwasher in the kitchen, but the stainless steel sink is a good size and the granite countertop is less than 8 years old.

The electrical outlets in the kitchen have been upgraded within the past 5 years to be fully consistent with San Francisco code requirements for safety, and with our modern use of appliances.  The living unit has smoke detectors as required by San Francisco residential safety standards.

The range/stove is complemented by an electrical fan hood with directed lighting for cooking as you can see from the photo.  The fan hood uses forced air to direct heated air and odors to outside the building.  There are also lights under the cabinets in the kitchen which are helpful for food preparation tasks while working at the kitchen counters. (The under the cabinet lights are not on in the foto shown, but the light above the stove/range are on)

The kitchen has room for a small table and chairs at about the location from which the first foto was taken.  This  eating area has another window facing the private interior garden/patio.























Renovated Full Bathroom


The Bathroom was fully renovated in 2013.  The toilet, bathtub, and shower stall were newly installed in 2013, including decorating tiling in the shower stall and along the walls of the bathroom.  There is an electric fan above the shower stall that vents air and humidity to the outside of the building.










Bedroom


67 Mizpah is a One-Bedroom Unit.  

These fotos show views of the front windows from the Bedroom.  The bedroom windows are at the top of the entry stairs and so are not at street level.  The view from the bedroom windows looks over the small house across the street and provides views of the treeline in Glen Canyon Park.

The building windows are west facing, and so the afternoon sunlight comes into the bedroom.

The bedroom has a small closet.  A second small closet is immediately outside the bedroom in the entry area next to the front door.

The front door opens into an entry area and smaller living area.  This first room leads to the bedroom, bathroom, and kitchen/dining area.
